Frequently Asked Questions

Please reach us at maureen@uptownvis.com if you cannot find an answer to your question.

We specialize in residential properties such as single-family homes, condos, and townhouses.

The time frame for selling a property can vary depending on the market conditions and the property's price, location, and condition.

We use a combination of market research, comparable property analysis, and our extensive experience in the local real estate market to determine the value of a property.

A residential appraisal is an independent, professional opinion of a property's value developed using market data, property characteristics, comparable sales, and recognized appraisal methodology.

UptownVis provides residential appraisal services for purposes including purchases and refinances, estates and date-of-death valuations, divorce and equitable distribution, pre-listing and private-sale decisions, and other private valuation needs.

Appraisal fees vary based on the property type, location, complexity, acreage, intended use, and scope of work. Submit an appraisal request for a customized quote before the assignment is accepted.

Turnaround time depends on the property and assignment complexity. An estimated delivery date will be provided when your appraisal is scheduled. Rush service may be available for an additional fee.

The appraiser observes and documents relevant characteristics of the property, which may include the dwelling's size, condition, quality, layout, features, site characteristics, improvements, and other factors relevant to the assignment.

You do not need to stage your home. Providing reasonable access to the property and having information available regarding significant renovations, additions, or improvements can assist the appraiser in developing the report.

No. An appraisal develops an opinion of value for a specific intended use. A home inspection focuses on the physical condition and functionality of the home's systems and components.

Yes. A pre-listing appraisal can provide an independent opinion of market value before you establish a listing strategy. An appraisal is different from a Comparative Market Analysis (CMA) prepared as part of brokerage services.

Because appraisal and brokerage services involve different professional roles and obligations, each situation must be evaluated individually. Any potential conflicts of interest or prior services will be disclosed and handled in accordance with applicable appraisal standards and regulations.

Not necessarily. Tax assessments and automated online estimates are developed for different purposes and using different methods. An appraisal involves analysis specific to the property, assignment, relevant market data, and effective date.

UptownVis provides residential appraisal services throughout its North Carolina service area. Contact us with the property address to confirm availability for your location.

If you are considering selling your home, UptownVis may provide brokerage services and a market analysis to assist with establishing a listing strategy. If you need an independent opinion of value for a specific intended use, a residential appraisal may be more appropriate.
